SITE ANALYSIS
The site extends from the Ungasan & Pecatu canyons and cliffs over 180 meters above sea level, down to Dreamland Beach facing the Indian Ocean. The site’s varying landforms make it challenging to develop yet unique.
Dreamland Beach’s natural quality is essential for its scenic beauty and should be a subject for environment preservation. Forests located in the hills should also be preserved to reduce erosion and contribute to the beautiful, natural Pecatu landscape.
Ridgelines and drainage lines off the ridges will provide opportunity for development and have the advantage of being a viewing point of the ocean. However, minimizing development in the drainage line areas is important for rain water flow during the rainy season, contributing to flood prevention and natural irrigation.
In Bali, developers are obligated to a set of rules and guidelines according to government policy such as, but not limited to:
- Allocate areas for certain tourism activities according to their potentials.
- Maintain environmental sustainability.
- Maintain Characteristics of local traditional architecture.
- Land lost and their respective land use must provide open space by provision of parks and gardens.
- Maximum building coverage area of 50 percent and maximum concrete structure height up to 15 meters.
- Besides the mentioned above, a Temple is an important worshiping facility and is subject to architectural preservation.
